6 Core Hardwood Floor Care Rules
Follow these fundamentals consistently and you'll add years — even decades — to the life of your finish and avoid costly repairs.
Sweep or Dust Daily
Fine grit and dust act like sandpaper under foot traffic. Use a microfiber dust mop or soft-bristle broom every day in busy areas — especially near entries and kitchens — to stop abrasive particles from grinding into your finish.
Damp Mop — Never Wet
Wring your mop until almost dry. Standing water seeps into seams, causes swelling, and can void manufacturer warranties. Use a pH-neutral hardwood floor cleaner — never vinegar, dish soap, or all-purpose cleaners, which strip finish over time.
Protect Furniture Legs
Stick high-quality felt pads on every chair, table, sofa, and appliance leg. Replace pads every 6–12 months as debris embeds into them and turns them abrasive. When moving heavy furniture, always lift — never drag — across the floor.
Use Entry Mats & Area Rugs
Place mats at every exterior door to capture dirt, salt, and moisture before it reaches your floors. Use area rugs in high-traffic corridors and under dining tables. Choose rug pads that breathe — avoid rubber-backed mats that can trap moisture and discolor the finish.
Control Indoor Humidity
Wood expands and contracts with moisture. Chicagoland winters are especially harsh — dry indoor air causes gapping and cracking. Keep relative humidity between 35–55% year-round. Run a humidifier in winter and A/C or dehumidifier in summer to prevent cupping and warping.
Shield from Sunlight
UV light fades and discolors hardwood finishes — sometimes unevenly if part of the floor is under a rug. Use UV-filtering window film or blinds during peak sun hours. Rotate area rugs periodically to maintain even color across the floor surface.
When to Clean, Recoat & Refinish
Even well-maintained hardwood floors need periodic professional attention. Understanding the three tiers of care — cleaning, recoating, and full refinishing — helps you act at the right time and avoid over-investing in unnecessary work.
- Screen & Recoat (every 3–5 years): A light buff to scuff the existing finish followed by a fresh topcoat layer. Restores sheen, adds protection, and is far cheaper than a full sand-and-finish. Best when the floor looks dull but has no deep scratches.
- Full Refinishing (every 7–15 years): Machine sanding removes the old finish and a layer of wood, followed by stain (optional) and 2–3 fresh finish coats. Eliminates deep scratches, stains, and dents. Solid hardwood floors can be refinished 3–5 times over their lifetime.
- Board Replacement: When individual boards are cupped, cracked, or severely water-damaged, targeted replacement is often more cost-effective than refinishing the entire floor. CSI handles both spot repairs and full room replacements.
- Signs You Need Professional Help: Gray or black staining (moisture damage), deep gouges through to bare wood, boards that flex or squeak excessively, peeling or flaking finish, or widespread cupping after a water event.
Seasonal Hardwood Floor Care
Illinois experiences dramatic seasonal humidity swings. Here's how to protect your floors through each season — advice our CSI team gives every Chicagoland homeowner.
❄ Winter
Central heating drops indoor humidity to 20% or below, causing wood to shrink and create gaps between boards. Run a whole-home humidifier or room humidifiers to maintain 35–45% RH. Place extra absorbent mats at doors for road salt and slush. Avoid dragging in snow on boots.
🌱 Spring
As outdoor humidity rises and windows open, monitor RH levels. Clean up any salt residue left from winter. Check boards for any gapping that appeared over winter — minor gaps typically close as humidity normalizes. Schedule a professional cleaning before summer if needed.
☀ Summer
High humidity causes wood to expand, potentially creating cupping (edges higher than center). Keep A/C running during hot, humid days. Close windows during heavy rain. Watch for areas near open windows or patio doors where moisture may pool. Rotate rugs to prevent uneven UV fading.
🍂 Fall
The best season to schedule refinishing or screen-and-recoat work — temperatures and humidity are moderate, ideal for finish curing. Sweep and deep-clean before the heating season begins. Reapply felt pads to furniture that shifted over summer. Prep entryways for incoming mud and wet leaves.
