Flooring Projects Delivered On Schedule, Not On Excuses

Commercial flooring project management is the difference between a build-out that finishes on time and one that stalls every other trade on site. Since 1979, Carpet Services Incorporated (CSI) has managed commercial flooring projects across Chicagoland from our Addison, IL headquarters — coordinating scheduling, materials, site conditions, and certified in-house crews under one accountable project manager.

Offices, multifamily portfolios, retail spaces, healthcare suites, and hospitality properties across DuPage, Cook, Kane, and Will counties rely on us because we don't just install floors — we run the entire flooring scope as a managed workstream within your larger project. That starts with disciplined commercial flooring estimating and carries through demolition, prep, phased installation, and documented closeout.

The result: fewer change orders, no idle crews, and a flooring scope your general contractor never has to chase.

What Our Commercial Flooring Project Management Covers

Every managed project at CSI runs on the same framework — whether it's a 3,000 sq ft office refresh or a multi-building, multi-phase rollout. Your project manager owns each of these workstreams and reports progress directly to you or your GC.

Scheduling & Phasing

Written phasing plans with milestone dates, zone-by-zone sequencing, and after-hours or weekend options for occupied buildings — so tenants, staff, and customers keep operating while floors go in.

Material Logistics

Procurement, freight tracking, acclimation windows, and on-site staging plans. Materials arrive when the schedule needs them — never weeks early to clutter the site, never late to stall it.

Site & Subfloor Readiness

Moisture testing, leveling assessments, and prep coordination documented before installation day. Subfloor surprises are the #1 cause of commercial flooring delays — we eliminate them up front.

Trade Coordination

Your PM attends site meetings, sequences flooring around electrical, paint, and millwork, and documents site readiness so the overall construction schedule holds.

In-House Crew Supervision

CSI installers are our own certified crews, not brokered subcontractors. We control availability, quality, and daily output directly — and answer for all three.

Punch List & Closeout

Formal walkthrough, documented punch-list resolution, warranty registration, and maintenance guidance handed over at completion. The job isn't done until it's signed off.

The CSI Project Timeline

  1. Site Walk & Showroom Consult

We assess your facility, traffic patterns, downtime constraints, and existing conditions — then align materials to your performance specs and budget. Product selections, including commercial carpet and resilient flooring, can be reviewed at our Addison showroom.

  2. Accurate Estimate & Phasing Plan

You receive a line-item proposal and a written phasing schedule before any contract is signed. No allowances padded with guesswork — measured quantities, defined prep scope, and locked milestone dates.

  3. Precision Preparation

Demolition, disposal, moisture mitigation, and subfloor leveling are completed and documented per the plan, with site-readiness sign-off before installation crews mobilize.

  4. Expert Phased Installation

Our in-house certified crews execute zone by zone — days, nights, or weekends — with daily progress reporting to you or your general contractor.

  5. Post-Job Walkthrough & Closeout

A formal punch-list inspection, resolution of every open item, warranty documentation, and maintenance guidance close the project out cleanly.

The CSI Difference

Why Chicagoland Businesses Hand Us the Whole Flooring Scope

A Legacy Built Since 1979

Founded by Carmine & Victor Molfese, CSI has managed commercial flooring work across Chicagoland for over 45 years. The processes on this page weren't written in a brochure — they were refined on thousands of job sites.

In-House Certified Crews

No brokered labor. The crews on your floor are CSI's own trained installers, which means direct control over schedule, quality, and accountability when it matters.

Built for GCs & Builders

We work seamlessly under general contractors on new construction and tenant build-outs — see our dedicated builder and general contractor flooring program for multi-project partnerships.

Competitive, Transparent Pricing

Line-item proposals with defined scope mean fewer change orders. As part of our full range of commercial flooring services, we price competitively on comparable specifications — and put it in writing.

What Managed Projects Say About CSI

★★★★★
"Two floors of office space re-floored over three weekends without losing a single business day. The phasing plan we were handed at the bid stage is exactly what happened on site — down to the day."
Office Build-Out · Schaumburg, IL
★★★★★
"Carpet tile across a 14-building portfolio, phased around tenant turnovers. One point of contact handled scheduling, materials, and punch lists for every unit. Seam work and transitions were flawless."
Multifamily Portfolio · DuPage County, IL
★★★★★
"They flagged a slab moisture issue before installation that would have voided our warranty, managed the mitigation, and still hit the original completion date. That's what project management is supposed to look like."

Commercial Flooring Project Management FAQs

Our commercial flooring project management covers every phase: pre-construction site assessment, detailed scheduling and phasing plans, material procurement and staging, subfloor and moisture coordination, supervision of our in-house certified installation crews, daily progress reporting, and a formal punch-list walkthrough before closeout. One dedicated point of contact manages your project from bid to final sign-off.

Yes. Phased, after-hours, and weekend installation plans are a core part of our project management service. We sequence work zone by zone, coordinate with building management and other trades, contain dust and odors, and stage materials so tenants, staff, and customers can keep operating while floors are replaced around them.

Every project gets a written phasing schedule with milestone dates, material delivery windows, and crew assignments before work begins. Because our installers are in-house rather than subcontracted, we control crew availability directly. Your project manager tracks progress against the schedule daily and flags any site conditions — like subfloor moisture or access changes — before they become delays.

Pricing depends on total square footage, the flooring materials specified, subfloor preparation and moisture mitigation requirements, demolition and disposal scope, after-hours or phased scheduling needs, and freight or staging logistics. CSI provides a line-item proposal up front so there are no surprise change orders, and we honor competitive pricing on comparable specifications.

Absolutely. We regularly work under general contractors and alongside electricians, painters, and millwork crews on commercial build-outs. Your CSI project manager attends site meetings, sequences flooring around other trades, documents site readiness, and keeps the GC informed with progress updates so the overall construction schedule stays intact.
